Do I have to use the partners listed on the MoveNanny site?

No you don’t. We appreciate many of our sites users will already have a lawyer, mortgage provider, or even removals firm they trust.

The focus of our site is to make your house sale and move as easy and inexpensive as possible. We strongly recommend users engage our partners, as they are,  in our opinion, the best in their given field of expertise. For users who are not familiar with moving, or selling a house, our partners will make their move as ‘stress free’ as possible.

No matter who you are, or how many of our partners services you subscribe to, the MoveNanny service remains free of charge.

How can it be free?

 

MoveNanny is a completely free service for all users – there are no hidden costs, and we don’t on-sell our users details to third parties. Our income is generated by rebates from our partners when you choose to use their services.

 

What are HIPs?

Home Information Pack. You will need to have one completed to put your home on the market.

HIPs provide key information needed by buyers and sellers at the very start of the home-buying process, making transactions more efficient and less likely to fall through between offer and exchange. HIP documents give consumers a clear, up front picture of what they are buying and selling.

Why use LMS for your HIPs?

Many estate agents appear to offer competitive deals on your HIP’s pack, but buyers beware! It is becoming common practice that estate agents offering ‘special deals’ on HIP’s retain ownership of the pack.  This means that if you decide to offer your property for sale through another agent you will need to get another HIP’s completed.

Through LMS you own the HIP’s and you can choose whatever estate agent you want to use!

When should I engage a solicitor? (conveyancer)

You should organise your conveyancer when you are having your HIPs completed. Your estate agent will want to know who your conveyancer is when you list your property with them.

What conveyancing costs will I incur if I don’t sell my property?

LMS offers a ‘no sale no fee’ conveyancing service, meaning if you decide not to sell your property down the track you will not have to pay a penny, other than any third party costs incurred.

How do I decide on an estate agent?

Not all estate agents are regulated, the ones that are have to adhere to a strict code of conduct and you have a comeback if there is a problem during sale of your home. We recommend you only use agents that are members of the Ombudsmen of Estate Agents as they are the only estate agent member body to secure approval from the Office of Fair Trading for its consumer code of practice

Should I have a survey done?

The old phrase "buyer beware" applies to a house purchase. If there is found to be anything wrong with the property after exchange of contracts the seller is not liable and the buyer will have to pay for any necessary repairs.

How long will it all take?

Until contracts are exchanged we don’t know. It is impossible to guess how long a sale or purchase will take until all the loose ends are sorted out. On average, a straightforward home sale takes 3-6 months to sell your house from start to finish!

How do I check about fixtures and fittings?

It is important that you know what is included or excluded in the sale price The seller will be asked to complete a list which your solicitor will send to you for consideration.

When should I apply for a mortgage to purchase my new home?

Once you have a buyer for your property and you have an offer accepted on the house you want to buy you should apply for your mortgage. You can use our mortgage calculator to work out the possible repayment and amount of your new mortgage up to this point.

What do I do about buildings insurance?

A second hand property should be insured by the buyer from exchange of contracts, a brand new property should be insured from completion.

Should I change my address for my contents insurance?

Yes, you will need to advise all of your insurance companies (including motor insurance provider) that you are moving and give them your new property address so your contents will be covered. You may need to arrange special insurance through your moving company if your contents will not be covered during the move.

How do I sort out the keys?

Unless special arrangements are made, the keys are handed over on the completion day in exchange for the purchase money, the seller will give them to the estate agents, who in turn will hand them to you.
